PROPOSED SECURITY

Montserrat is dedicated to providing the best residential security in Fort Worth. The safety and comfort of our residents and their families are our top priority. The following features are being considered, but are subject to change as the security program is finalized.

ACCESS CONTROL

At least one security guard will be at the front gate or patrolling the neighborhood twenty-four hours a day. Security cameras will also monitor the entry. Residents will have convenient access via a "toll tag," so they will not lift a finger to enter. However, guests and visitors will be logged into the computer system and must be preauthorized by a resident to gain access. During construction, contractors and workers will be checked for liability insurance, and their destinations verified by a mandatory jobsite list before being allowed entry.

PROFESSIONAL STAFF

Ross and Associates, a security company with over twenty years experience, designed Montserrat's security program. The company specializes in private residential security, executive protection, risk analysis, disaster recovery planning, asset protection, corporate safety, as well as internal and external investigations. The background of the team at Ross and Associates includes service as former Technical Director Undercover Intelligence Fort Worth Police/FBI task force, Special Deputy US Marshall Service, and a current board member of the Fort Worth Police Foundation. Ross and Associates will be actively involved in the implementation and continued maintenance of security at Montserrat.

Montserrat will strive to provide an exceptional security staff with backgrounds ranging from law enforcement officers to firemen, emergency medical technicians, executive protection officers, military, and other public servants. Our officers will be thoroughly screened prior to hiring, and we will impose high standards to ensure we stay current with the ever-changing security environment. Officers will receive the most current professional security training including:

• CPR / Emergency First Aid
• AED - Automated External Defibrillators
• Vehicle patrol
• Management of Aggressive Behavior (MOAB)
• Crisis response

HOME ALARM MONITORING

Residents may choose to have their homes monitored through Montserrat for a low fee billed quarterly to their Homeowners' Statement. In the event of an alarm, an officer can be at the resident's property in two minutes or less to perform a perimeter check. The security patrol vehicle will be equipped with emergency trauma kits, AED, oxygen, fire extinguishers, and safety equipment. If necessary, support from the Fort Worth Police, Med Star, or the Fort Worth Fire Department is minutes away.
